Cost of Living Guide for 2026-2027 

EM Normandie Ireland produces an annual Cost of Living Guide to assist students and their families prepare financially for college.  

Over the last few years, the student Irish rental market has changed due to the increased number of purpose-built student rental units, inflation and the impact of COVID-19 and Brexit. 

We surveyed students from 2025-2026 promotion from EM Normandie.

PS: the majority of our students stay in purpose-built student residences, which are more expensive than host families. Staying with a host family also helps you improve your English faster. You can also alleviate the accommodation cost by finding a student job here in Dublin, which most Irish students do. 

  • Be careful when searching, as there are many frauds. To avoid them, here are some tips:

– Select ads with multiple photos and views of the room, bathroom, common areas, etc.

– Select ads with a detailed description including available amenities, rent details (if utilities are included), deposit details, availability dates, neighbourhood information, etc.

– Select ads with all the advertiser’s contacts (phone number, email address, Whatsapp).

– Check the addresses on Google Map, Google Earth to make sure they are not false addresses.

– Be particularly careful with ads between €500 and €600.

  • A guarantor may be required. There are several possibilities:

– an Irish guarantor can be required when booking student accommodation in Ireland. This is usually a requirement when a student is looking to book and pay with an instalment plan – so multiple payment across the year.

– International guarantors may be accepted by some landlords (student accommodation providers) but it depends on each landlords’ policy.

– a full payment in advance for the whole academic year is sometimes required when international students don’t have a guarantor. That’s a very common thing.

  • A security deposit may be asked equivalent to one month’s rent or more, depending on the accommodation.

– To secure your accommodation, the first month’s rent may be required. Strongly unadvised to make any payment before signing a contract. All further payments (including security deposit) and length of rent should figure in the tenancy agreement.
